Rental Agreement:

Check-in and Check-out: Check-in time is 3:00 PM and Check-out time is 10:00 AM. Early Check-in or late Check-out may be arranged, subject to availability.

Damage and Cleaning: Guests are responsible for maintaining the integrity and cleanliness of the property during their stay. In the event of any damages, breakages, or excessive wear and tear beyond normal use, guests will be held accountable for the cost of repair, replacement or additional cleaning. This includes, but is not limited to, damage to the structure, furniture, decor, appliances, or any other items within the property.

Cleaning Fee: A cleaning fee is included on all reservations. The house will be professionally cleaned prior to your arrival. Please inspect it at check-in and contact me in the even something is unsatisfactory. If there are any reported issues, house keeping services will return to correct the reported issue(s). No refunds will be given for housekeeping issues.

Age requirement: 23+ is the standard policy, however may be reconsidered on a case by case basis. The primary renter is responsible for disclosing that they are under 23 years of age at the time of booking. Underage drinking and/or partying is strictly prohibited. Failure to comply with these rules will result in immediate eviction, without a refund.

Pets: This home is pet friendly, with a maximum of 2 pets. A non-refundable fee of $100 per pet is required at the time of booking. No Exotic pets allowed. A $500 fee will be assessed if a pet is found to have been in the home, without pre-authorization. You are responsible for yard waste removal/clean-up. A $100 clean-up fee will be assessed to the card on file if not cleaned up prior to your departure.

Parties/Events: No parties/Events are allowed on the property. Smoking: This is a NON-Smoking property, monitored by interior smoke detection devices. Smoking outside is permitted. Any indication of smoking inside the home during your stay, will be grounds for immediate eviction without refund and you will be issued a $200 cleaning fee.

Supplies: You will be provided with essential supplies of hand soap, toilet tissue, dish detergent, paper towels and trash bags. once this supply is used, you are responsible for providing your own items. Bed and Bath linens, blankets and pillows are also provided. The kitchen is fully equipped. Please bring your own beach towels and do not use the bath towels at the beach.

Guest restricted areas: The onsite storage shed, located in the backyard is restricted to guests.

Maintenance and Repairs: In the event of any maintenance or repair issue, we will make every effort to resolve the issue as soon as possible. However, no refunds or rate adjustments will be made for any temporary disruptions of services or amenities. Maintenance and management may enter the property at any time for maintenance issues.

Inclement Weather: Given the location of the property, we acknowledge the possibility of inclement weather, to include Hurricanes and Tropical Storms. In the event of an evacuation order due to a hurricane or tropical storm, all guests must leave the property. No refunds will be given for inclement weather, however it is recommended that guests purchase travel insurance which may cover the cost of your reservation.

Disruption of Utility services: We will attempt to rectify any disruptions to electric, water, internet and any other utility service, however these services are beyond our control and no refunds will be issued for any temporary losses of these services.

Noise Ordinance: The City of North Myrtle Beach deems it illegal to generate any sustained or repetitive noise, no matter the source, "that is audible beyond the property line between the hours of 11 PM and 7 AM." Noise monitoring devices have been installed on the property. Warnings will be given to avoid city officials being called to the home. 1 warning will be given. Any further violation of this rule will be grounds for immediate eviction, with no refund.

Limitation and Liability: Owner is not responsible for any accidents, Injuries, or illness that occur to any member of the Rental party or Guest's visitors while in the property or on the property. Owner is not responsible for loss of personal belongings or valuables. Under no circumstances and under no legal theory, including tort, contract, strict liability, or otherwise, shall owner be liable to guest or any other person for any damages of any nature whatsoever including arising out of or relating to this agreement or guest's rental of the property or use of the property. In no event will owner be liable for any damages in connection with this agreement, even if owner shall have been informed of the possibility of such damage.

Indemnification: Guest acknowledges that the use of the property by the rental party and guest's visitors is entirely at their own risk. Guest will indemnify and hold harmless owner from any and all expenses, costs, damages, suits, actions or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, including injury or death resulting from the use or occupancy of the property or the failure of any member of rental party or guest's visitors to observe the rules and restrictions previously set forth.
